Preliminary Budget After collecting information during the initial appointment, we develop a preliminary budget range for your project. We then call or meet with you to discuss the preliminary budget and ensure we are meeting your expectations before proceeding to a written estimate.
Estimate Presentation We present our preliminary project specifications and estimate to you. We may also present alternatives for meeting your requirements and adding value to your project.
Step 2 – Project Design
When we begin a design and build project at your home, The Charlotte Remodeling Company initiates a series of steps that carefully plan out all details of the project so you know everything ahead of time!Preliminary Construction Agreement
Next, a written, general description of yourproject is drawn up for your review and approval, at which time we’ll request a 5% retainer and schedule your project. Then,we finalize your design and you make product selections with the guidance of Charlie Brown and your design team, while our subcontractors and suppliers submit quotes for your project. We even envision how your taste in home interiors is going to be complimented, for example incorporating modern glass coffee tables into our designs. It doesn’t just stop at coffee tables though, if there is something in particular that you like the look of then we will always try our best to include it in the final design. So if you tell us that you love something like these rugs from Bazaar Velvet, then we’ll try and include them in the final project!
The Project Contract We then present to you a detailed contract, along with any pertinent drawings or attachments. Once you approve the contract, we move into the construction phase.

Why Build a New Home Instead of Buying an Existing One
Better Construction
Today’s technology of home building has improved tremendously over the past few decades and new homes are built better than ever before. They are solidly constructed and well designed for today’s lifestyles.
Better Materials & Energy Efficiency
New homes are highly energy efficient, with excellent indoor air quality. From new flooring products to roofing shingles and windows, today’s building products work better, last longer and look better. The result is a brand new home that is far more comfortable and healthier, easier to maintain and more enjoyable to live in.
Warranty
Existing homes do not come with a comprehensive warranty. If something goes wrong, you have to deal with it there and then, no matter what it costs. Buying a new home, on the other hand, offers peace of mind. Professional builders like us stand behind our work with a limited warranty.
No Surprises
With a new home, there are no surprises when you move in. You know how the house was built and what went into it- what you can see and what is hidden behind the walls. You also know exactly how to operate and maintain your home’s systems and equipment. If you have questions later, we will be there to give you a helpful and accurate answer.
Your home from the start
With a new home, you can have what you want from the very start. From layout to cabinets to flooring, new home design/builds offer a wide selection of standard and up-grade options. You can pick and choose what suits your own lifestyle, needs and budget.
Safety
Old homes have hazards such as asbestos, lead based paint, leaking gas lines or faulty wiring. They may predate building codes that have improved and changed over the years. New Homes have been tested to meet the strictest of safety standards.
Lead Time
Building a new home gives buyers lead-time to sell their home and to do some planning. If you sell your house first, you might be under pressure to accept something less than you want. Buyers can lock in their new home at today’s pricing; secure a mortgage with a capped interest rate.
Appreciation in Value
Virtually all new homes appreciate quickly. In most cases you can have instant equity in your new home the day you move in. With buying an existing home it can take years to build up equity in your home.
